Prequalify yourself before you apply

We require your household’s monthly NET income to be 3x the amount of monthly rent for the property you are applying for. For example, if the monthly rent is $700, your household would need to have $2,100 monthly income AFTER all other major expenses have been paid (car payment, alimony, child support, loan payment, etc.)

We prefer you to have been employed at your current job for a minimum of 6 months. We will require employment verification directly from your employer via a form we can provide. Please be prepared to work with us in seeking contact with your employer.

We will be contacting your previous Landlord(s) seeking a positive recommendation of your residency. We will be asking them if you paid rent on time, if there were any complaints made against you, if you were evicted, and if they would ever consider renting to you again.

We will be conducting a background search on your record. We will be looking for any past evictions, financial claims against you, violent crimes, and if you are on the sex offender’s registry.

We will be running a credit check. We will be looking to see how many claims you have against you, how many late payments, and your credit score. If you have a low credit score or have no credit, we may require that you have a co-signer.

We are pet friendly, but we have some restrictions. We allow up to two animals per property and we have a weight limit of 45lbs. We only accept animals that are insurable under renter’s insurance. All animals must be approved by the property manager. (Uninsurable animals include: Pit Bull Terrier, Staffordshire Terrier, Rottweiler, German Shepherd, Presa Canario, Chow Chow, Doberman Pinscher, Akita, Wolf-Hybrid, Mastiff, Cane Corso, Great Dane, Alaskan Malamute, and Siberian Husky)
